Real Estate Information-Realtors Please Read

Potential Buyers and Realtors please be advised that you are responsible for reading all governing documents including the rules and regulations (R&Rs) of the Association. These can be requested from Network Real Estate Management and the both are also posted in our welcome post here on the website.

We want to call special attention to these common missed items:

  1. Animals/Dogs/Pets over 35 pounds are NOT allowed on the property. A grandfather rule is in place that took effect April 1st, 2022, inclusive of owners prior to this date. New owners AFTER April 1st, 2022 must follow this rule. Federal ADA rules apply. Consider not allowing pets for renters/guests. Please reference the declaration and R&Rs if you need clarification.
  2. If you are planning to rent your property, please ensure that you are willing to enforce the Association rules on your renters. You will want to work with a local management company or manager to accomplish this. The Board of Directors regularly reviews rental listings to ensure compliance with Association rules.
  3. Please read the parking rules. Golf Carts are not allowed on the property. There are not enough parking spaces to include them and there are no charging capabilities onsite.
  4. The parking spot that you see at time of viewing a unit IS NOT the parking space that you will have after close of a sale. Specific parking space(s) DO NOT convey. Every unit has AT LEAST one parking spot, but when a unit sells, the current spaces are offered back to the current ownership via a waitlist maintained by the Board of Directors and/or Management. Parking space moves typically occur when a unit closes. For additional spaces, first come visitors spots are available on the property. Every unit receives 2 parking passes and the passes must be displayed while vehicles are on the property including when in a unit’s assigned space. Only 2 vehicles of any kind (motorcycles included) are allowed. Towing is strictly enforced. The Association is NOT responsible if a realtor or seller misrepresents this information.
  5. Network Real Estate Management should be the primary contact for all real estate related questions or needs. Please provide adequate contact information to ensure timely Association communication.
